Hello everyone, i havent been on here since November 7 and yes time flys but not alot has happened for us.  We had our pre-construction meeting that day and was told we were going to break ground on November 21 and they didnt break ground til Nov 26 things went fast for that week, in that time they dug our hole poured our foundation, so we were really excited then there was a hault, they havent done anything in 2 good weeks and when i say 2 good weeks i mean we had good weather. We live in the Cleveland area so by this time we average 30 degrees and we have been averaging like 50 degree weather, so i feel like they are wasting precious time. I went past there Tuesday December 11 because they said we were going to have the lumber delivered and nope no lumber but actually dropped of our tubs i was a little concerned only because the gentlemen who was delivering them said it thought it was kinda early to be delivering them, that the houses are at least framed when he comes to deliver the tubs. :(  so i have been bummed out because the process seems slow for us. So finally 2 days after promised our lumber was delivered Thursday, and when we passed Today Monday and saw they started the framing so hopefully by the end of the week we can see some exciting things happening!

At the beginning of this process they gave us a tentative finish date to be Feb 21 and they will give us a more accurate date at our pre-dry wall meeting but when my husband talk to our PM he said we are now looking for a week later which to me means the first week of March,  i really honestly am not rushing them beacuase of course i want things done right and i dont want to get on their bad side and the biggest reason im not rushing them is because we have had our house that we currently live in on the market since the beginnig of september and we still havent sold it and that is my MAIN concern right now.  Hopefully once the holidays pass we will get more traffic thru our home and get it sold

I hope people are actually seeing, reading and following my blog because i would love some feedback, i would like to know if anyone else was or is selling their current home while building their Ryan Home, how long did it take to sell?  If you havent sold yet are you getting traffic???  i thought by now we would have an offer but nope just a few people looking but no offers  :( 



so please give me some feedback....as i try to explore thus blog thing and figure it out i will try to post pics of our progress so far,  hope to hear from fellow bloggers soon :)

  1. We had a contingency contract at the beginning because we had to sell my boyfriend's house before we could start building. Thankfully it only took a couple of weeks for us to find a buyer though.

    Have you had an open house yet? That is what got us the most traffic.

No our realtor suggested we don't have an open house right away, she said she doesn't push open houses because she feels if people wanted to see our house they would call and set up an appointment not wait for a open house, but I think I'm going to push for one in January after the holidays...im trying not to go into panic mode...lol

    2. I guess you could look at an open house the same way as your realtor... or you could look at it a little differently. Not everyone that is looking for a house has the time to schedule a bunch of individual appointments to view houses so open houses allow them to map out which houses in the area will be open for viewing and they can view several houses at one time without the fuss of scheduling appointments. I think it is worth a shot, but your realtor has to be sure to advertise it!

      i agree with you 100%, excatly what u said i said to my realtor and we came to the agreeement that we would wait a while and see what happens and if nothing really happens then we will do open houses. i actually spoke it over with my husband and we are going to call her tommorow and set something up for mid january and that way we got the holidays out of the way and we can focus on selling our current home.

    1. P.S. Is selling your current a contingency for your new home? If so, when is your deadline. If it is a contingency, I would schedule and plan for two open houses as soon as possible. I have seen many new home owners on this blog lose the opportunity to build because they could not find a buyer. It's so sad. But it sounds like you may not have that contingency since they started building.

    3. no we didnt have any strings attached which we thought was wierd, if we knew this worked this wayy we would have done it earlier this year but we were so lazy about putting our home for sale we were just comfortalble and now we had no choice unless we wanted 2 mortgages. we did have to sign a paer saying we are going to put our current house for sale but that didnt stop them from building. not sure if it has to do with diffrent laws in diffrent stes and or counties.

  4. Hi!! We are actually about to put our house up for sale beginning of February (we are estimated to close on the new house beginning of April). It is TERRIFYING, but we are also open to renting if things don't work out. We are not contingent so we are hoping for the best! I will definitely be checking your blog for updates on your house and ideas! Hopefully we will both sell or do something with our old houses by the time the new one is done! Happy New Year!
