hello everyone..... again i write a month later and have so much to talk about, we have our final walk thru this Thursday Feb 21 and i have so many questions and so much to rant and rave about  i really wish i was doing weekly blogs, but i feel like im slacking if i dont post pics for you guys but i had a few questions and concerns so im going to post pics later, sorry ......


Like i said we do our walk thru on Thursday and we went to go see the house today and really not sure how thats going to happen,  in the beginning i said i felt as if they wasted 2 good weeks and when we went today it confirmed they did.  i almost feel as if i am being to picky but i have to keep reminding myself that i have to be because i am building a brand new home and that i am not buying a house that has been lived in.  with that being said there are quite a few knicks and dents and mistakes :(

-kids bathroom vanity door is dented and scratched on one of the doors
-molding isnt flushed in some areas
-by some of the switch plates there holes in the drywall
-Dents and scratches in my beautiful pillars
-2 broken windows
-my arched window in morning room is not smoothly arched, especially comparing it to my beautiful arch for my mudroom entrance.
-placement of basement light fixtures looks horrible.  (could have been easily fixed if they would look at the house as a consumer not a contractor or just used common sense) 
-heater vents have alot of debris that i hope they clean out/vacuum and not just put the vents over them.


those are just some random things im thinking of off the top off my head, i was going to go back tommorow and do my own walk thru so i have my own list and am prepared for my final walk thru on thursday.

i am curious, so what happens when it is closing time and you are not happy with the way things are done in your house???  do you still close becasue i am afraid that once i sign i will be another unhappy ryan home builder who is still waiting for things to get fixed. 


 when you do your final walk thru is that when you do the blue tape??? i am almost feel like i would have went thru a roll of it today :(

and when you put the blue tape how long will it take to fix those problems??

Is there such a thing as being to picky when we our building our homes??

i'm sorry i know i'm all over the place asking questions but so much is going thru my mind right now!!!

p.s....i love my house so far, i absolutley do i'm just concerned with these issues, i cant wait to post pics because its so pretty!!

 Hello everyone....i am back coincidentally exactly 1 month later...I should really be doing weekly updates instead once a month! I really thought at this point i would be raving about everthting but i think i have more to rant about :(  we are due to do our final walk thru on Feb 21 and close on the 25th.  i think anyone else would be excited that we are a little over a month away but there is a problem, the house isn't even half way done.  we haven't had our pre-drywall meeting.  i posted some pics of the progress below and i am going to note each pic so you can see the progress, but before i do that let me tell you a little bit of what has been going on in the past 30 days......

Of course the house has went up, roof was done last Thursday, siding was just done this past Wednesday, plumbing is done, hvac is NOT done, Electrical is NOT done and contractors still have to do some framing and open a doorway that they "overlooked",

OK so here goes my rant about things i found so far.....
#1 I live in Ohio and drove 6 hours to Maryland to see the model home because that was the closest (I'm a visual person and had to see it with my own eyes, lol)  now I totally understand when you go to a model home EVERYTHING is upgraded and done to the very best so of course if I didn't pay for certain upgrades I'm not going to get them but i do expect them to use common sense.  We are not only finishing our basement but you know how the basement is divided into 4 sections well we finished 2 out of the 4, we knocked down the one wall so we had the whole length of the basement finished, in the future we wanted to finish out the 3rd part  and leave the 4th for storage, in the model home the 4th part not only was storage but that's where the water heater, furnace and electrical panel were.  sooooooo since i didn't finish the 3rd part they put the electrical panel in that section so that means when we go to finish the 3rd part we r going to have this panel box sticking out...is it me or would the common sense be to put all that stuff in one area?????  when i mentioned to my PM he said you should have told us you were planning to finish it!!!!!!!  Is he serious!!!!!  i really wish he would have lied to me and said that's just where it has to b for  "code reasons'' !!!!!  the reason i say that is because we did tell him and our pre-construction meeting.  obviously he wasn't listening because we told him what our future plans were and had requested that they put the door way in that way later on we don't have to go back and do it and he said that wont b a problem, well now its a problem because they didn't put the door way and now there is a electrical outlet where the door should b :(  PM says that there is no problem making the doorway and moving the outlet but panel stays...boo who!

#2 being that we are to do our final walk thru on Feb 21 it kinda feels like they will be rushing to get everything else done.  they haven't finished exterior, my brick still needs to be laid, HVAC need to finish, guardian needs to finish, electrical needs to finish, insulation needs to be done and i still need to have my pre-dryawall meeting!!!!!  its just crazy to me that they still have to work on the "skeleton" they are still putting in the "internal organs" of the house, there is no insulation and they plan to have my house ready in 4 weeks....i see that there is other people on here who broke ground same time i did and already walls ready to paint, & cabinets in.  

Sorry i know its alot of info and alot of pics all at once....i do have a few other questions but i will be back tomorrow.....hope to hear from my fellow bloggers!!!

Hello everyone, i havent been on here since November 7 and yes time flys but not alot has happened for us.  We had our pre-construction meeting that day and was told we were going to break ground on November 21 and they didnt break ground til Nov 26 things went fast for that week, in that time they dug our hole poured our foundation, so we were really excited then there was a hault, they havent done anything in 2 good weeks and when i say 2 good weeks i mean we had good weather. We live in the Cleveland area so by this time we average 30 degrees and we have been averaging like 50 degree weather, so i feel like they are wasting precious time. I went past there Tuesday December 11 because they said we were going to have the lumber delivered and nope no lumber but actually dropped of our tubs i was a little concerned only because the gentlemen who was delivering them said it thought it was kinda early to be delivering them, that the houses are at least framed when he comes to deliver the tubs. :(  so i have been bummed out because the process seems slow for us. So finally 2 days after promised our lumber was delivered Thursday, and when we passed Today Monday and saw they started the framing so hopefully by the end of the week we can see some exciting things happening!

At the beginning of this process they gave us a tentative finish date to be Feb 21 and they will give us a more accurate date at our pre-dry wall meeting but when my husband talk to our PM he said we are now looking for a week later which to me means the first week of March,  i really honestly am not rushing them beacuase of course i want things done right and i dont want to get on their bad side and the biggest reason im not rushing them is because we have had our house that we currently live in on the market since the beginnig of september and we still havent sold it and that is my MAIN concern right now.  Hopefully once the holidays pass we will get more traffic thru our home and get it sold

I hope people are actually seeing, reading and following my blog because i would love some feedback, i would like to know if anyone else was or is selling their current home while building their Ryan Home, how long did it take to sell?  If you havent sold yet are you getting traffic???  i thought by now we would have an offer but nope just a few people looking but no offers  :( 



so please give me some feedback....as i try to explore thus blog thing and figure it out i will try to post pics of our progress so far,  hope to hear from fellow bloggers soon :)

So i called my slaes rep today and expressed that i wasnt comfortable with my fixtures being bronze and my knobs and stuff being finished nickel and she said we could change it but not without paying the $150....i just dont understand what the $150 is for, i asked her and her response was "that is the change fee"  its so annoying but i guess im just going to have to pay for it, i have a feeling from reading some of these blogs its the beginning of things that will annoy me.....

Also i forgot to add that when we met with our PM he didnt give us a specifc date to break gound he said "we will break ground by the end of the month if all goes well and we get our permits on time"  he says the city we are building in likes to take their time and are very strict so hopefully that works in our favor.  he gave us a projected finish date to be 2/21/2013, so im hoping all goes well and on time.

when we met with our PM i got a good feeling about him, but i guess time will tell!!!  Can anyone give me some pointers that i can look out for to save me from headache????  i would love some input...i almost feel like im talking to myself...lol

Hello everyone, so last night we had our first meeting with our project mangager and of course our sales rep, everyhting went well i really like our project manager and hope it stays that way :)
 Of course i expected it to be no problems because its just reviewing what we already have talked about, but no there is one thing and i am a little uncomfortable with and really need some feedback.  when we were going over things they told me i had picked my light fixtures to be the bronze and the door knobs and faucets to be the nickel finish, i was taken by surprise by that because i am such a "matchy-matchy person" i told them there must b a mistake because i would of course want them to match.....long story short if i want it changed it is going to be $150 to change.  i think its crazy and not sure what to do.  i like them both and it can go either way i just want them to match, not sure how my light fixture in the bathroom would look if my faucet is a diffrent color.............what do you guys think????????????????
